صرف الدفعات ومواعيدها
تعتمد طريقة صرف الدفعات على المسطحات المنفذة وكذلك نوعية التنفيذ وإذا أتضح أن الأمتار المنفذة أقل من الأمتار المتعاقد عليها والتي حسب على أساسها القرض وصرفت الدفعة الأولى فإن قيمة الدفعة الثانية تنخفض ويخصم منها فرق الدفعة الأولى وهكذا في كل الدفعات.
أما بالنسبة لأي تخفيض في المواصفات التي حسب على أساسها القرض فإن ذلك سوف يؤثر على تكلفة المتر وبالتالي على قيمة الدفعة.
يتم صرف الدفعات على ضوء المعلومات المدونة في شهادة الاستحقاق التي يحررها المهندس وعلى النحو التالي :-
الدفعة الأولى بواقع ( 10% ) من مبلغ القرض تصرف بعد رهن الأرض وتوقيع العقد.
الدفعة الثانية بواقع ( 40% ) من مبلغ القرض تصرف بعد إنجاز الهيكل الإنشائي وبعد مضي ثلاثة شهور من تاريخ توقيع العقد.
الدفعة الثالثة بواقع ( 35% ) من مبلغ القرض تصرف بعد إنجاز أعمال البياض الداخلي والخارجي والأرضيات وبعد مضي خمسة شهور من تاريخ توقيع العقد .</SPAN></SPAN>
الدفعة الرابعة بواقع ( 15% ) من مبلغ القرض تصرف بعد إنجاز كامل أعمال المبنى وبعد مضي عشرة شهور من تاريخ توقيع العقد.
